The village is situated at the mountain pastures of the beautiful area of Karmandja, a part of the ski resort PAMPOROVO in the central Rhodopes:
– at a distance of 900m away from the main road (panorama)- 1,900 m away from the ski pist

- 85km away from Plovdiv
- 220 km. away from Sofia

The village consists of individual houses – the kind of one-family houses with spread out built-up area of 85, 80 m2 without the area of both small balconies near the bedrooms. The houses are with two floors. On the first level is located a daily area with some corners: a corner for conversations, a kitchen box with bar plot, sanitary knot, a fireplace with a French fire camera and water mantle (a heating system) and a wooden round stairs (a part of the interior) to the second level bedrooms. It is foreseen a satellite TV for each of the houses (individually). In connection with the place of the fireplace are proposed two variants of the house: with a central located fireplace ( a life around the fire) with a fireplace located at one of the side walls in the reception room. Glazing of the daily part is without separation of the carpentry and is orientated towards good directions – south, south-east and south-west.
On the second level are located toe bedrooms, each of them with a small terraces and baths.

The construction works started in March 2005 and will be completely ready on the 20th of December 2005 just for the start of the new ski- and snowboard season! The holiday village shall consist of two-storey chalets with 91 sq.m. of total built-up area and own landscaped garden of 130 sq.m. To the ground floor the accommodation comprises of modern open-plan fitted kitchen with a breakfast bar area (the buyers can choose from 3 types of kitchens), pleasant dining area, stunning living room facing a cozy fireplace which can have central location or be constructed on one of the side walls in the living room, wardrobe and a toilet.

The houses are with reinforcing steel construction and outer heat insulation of the walls (of heat technical calculations). Several color variants of the outer plaster are proposed, that combined with wood and stone pitched dam facing make picturesque view of the whole village (as a small Rhodope spot). Simultaneously trough decorative walls with various height forms individual area for each one of the houses (vertical planning).

PROPERTY MANAGEMENT First year the property management is provided free of charge by the developing company. After that the management will be done against a small monthly fee (to be announced later).
All Forest Nook Chalets will be marketed for rental.
Our services include: - Sourcing for you all further items needed to get your chalet ready to rent out (electrical appliances, bed linen, cooking utensils, and all the bits and pieces needed to get them to a standard for renting out).
- Accepting rental payments (credit card facility) - Cleaning, washing, ventilation of the chalets.
- Advertising and communication with potential customers/tenants.
- Meeting customers at Sofia or Plovdiv Airport/Pamporovo and transportation to your chalet. - Giving/collecting keys, instructions for the use of the chalets, assistance for guests while renting the chalet. - Payment of utility bills (electricity, water, cable TV, annual local tax).
- All services required to keep the chalet in good condition. For the above services we charge a percent of the profit after running costs. Regular monthly rental reports are sent to the chalet owners showing you the occupany, costs and net income.
RENTAL OPPORTUNITIES Once ready, all Chalets will be advertised for rental.We are also planning to develop further advertising campaigns to promote our portfolio of properties to rent and have established strong relationships with a number of successful local and international tour operators, travel agents and on-line reservation systems for renting out chalets and apartments and you will benefit from this extra source of business.
PAYMENT PLAN: Secure your mountain chalet now! Any chalet can be immediately secured by sending a deposit of 2000 EUROS. After we receive your deposit, the chosen chalet will be taked off immediately taked off from the market and reserved for you. The payment of installments will start in March 2005 when the contrction will start.
- 30% of the price when the cosntruction starts in March 2005
- 20% of the price payable on completion of the ground floor (approx. 1st of May 2005)
- 40 % of the price when the construction is at shell stage and the property ownership will be transferred to the buyer(approx. 1st of Aug)
- The remaining 10% is due on the 20th of Dec 2005 on completion of the complex.
